In July 2025, Sweden's housing market displayed contrasting trends as villa prices increased by 0.4%, marking the sixth consecutive month of growth, while condo prices fell by 1.5%. This shift highlights ongoing challenges for young and first-time buyers facing economic pressures, which have negatively impacted demand for condominiums and resulted in a decrease in sales over the past three months.

According to reports from Svensk Mäklarstatistik, villa prices had decreased by 0.3% over the past year but are now showing signs of stabilization. In major urban areas, the trends varied: prices in larger Malmö increased by 1.0%, whereas Gothenburg and Stockholm experienced slight drops of 0.5% and 0.1%, respectively. The total number of condominium sales has dropped by 1% compared to the same period last year, while villa transactions have risen by 3% during the same timeframe.

Interestingly, the sale of holiday homes has risen significantly, with a 14% increase year-over-year despite an overall price reduction of 0.6%. Notably, Kronoberg reported a remarkable 17% increase in holiday home prices, while Norrbotten experienced the highest rise in condo prices at 6.9%.

Marcus Svanberg, CEO of LF Fastighetsförmedling, emphasized the necessity for buyers to plan their housing finance carefully and suggested selling before purchasing a new home to navigate the market successfully. As the summer winds down, an increase in market activity is expected with key viewing weekends approaching in August.
