In July 2025, Swedish apartment prices fell by 2.6%, contributing to an overall decrease of 0.7% in housing prices across the country, according to a report from SBAB. The most significant price drops were observed in metropolitan regions, with Storgöteborg experiencing a 4% decline and Storstockholm seeing a 3.4% decrease. In contrast, northern Sweden showed resilience with a 2.3% increase in apartment prices.

Robert Boije, chief economist at SBAB, highlighted that the decline in apartment prices is more pronounced than usual due to an overall slowdown in transaction volumes for apartments compared to single-family homes. Despite the current downward trend, Boije forecasts that apartment prices could potentially fall by an additional 3% throughout the remainder of 2025, although improvements in household purchasing power could support a future recovery if global uncertainties ease. Interestingly, while apartment prices continue to drop, prices for single-family homes have seen a slight increase of 0.2% on a national level, mainly buoyed by the growth in northern regions.
