July 2025 Sees Continued Decline in Swedish Housing Prices, Particularly in Urban Apartments

In July 2025, Swedish housing prices experienced a further decline, dropping by an overall 0.7%. The downturn was most pronounced in urban apartment prices, which fell by 2.6%. Major cities like Storgöteborg and Storstockholm reported the steepest declines of 4.0% and 3.4%, respectively, while northern regions saw a slight increase in apartment prices by 2.3%. Villaprice dynamics, however, told a different story: overall villa prices increased by 0.2% nationally, with northern Sweden witnessing a larger rise of 2.5%.
Despite the negative trend in apartments, Robert Boije, chief economist at SBAB, suggests that for the entirety of 2025, apartment prices are on track to drop approximately 3%, indicating a troubling outlook for urban dwellers. On the other hand, the sales volumes for villas have remained stable, contrasting sharply with the significant dip in apartment transactions, which analysts attribute to rising monthly fees in condominium associations.
Adjusted for seasonal effects, prices for apartments reflected a consistent decline of -0.4% in July, now more than 7% below the peak seen in spring 2022. This indicates a sustained trend of decreasing values amid a challenging market climate for urban apartments, as noted by SBAB's Booli Housing Price Index.
