July Sees Decline in Swedish Condominium Prices Amid Summer Market Slowdown

In July 2026, Sweden's condominium (bostadsrätter) market experienced a noticeable downturn with prices falling across all major metropolitan areas. According to Svensk Mäklarstatistik, condominium prices dropped by 1.5% nationally, with the most significant decrease occurring in Greater Stockholm where prices declined by 2.5% compared to June. Meanwhile, villa prices showed resilience, rising by 0.9% in July, with annual increases of 4.6% for condominiums and 3.4% for villas.

Real estate experts like Oskar Öholm, CEO of Mäklarsamfundet, attribute the price falls largely to seasonal effects, particularly the summer vacation period which dampens sales activity in high-priced city centers like Stockholm. Despite the monthly price drops, Stockholm’s condominium market has posted an 8.5% price increase year-on-year, reflecting longer-term growth. The sales volume from January to July reached the highest levels since the pandemic years, indicating underlying market strength.

Real estate agents have also reported unusually high buyer interest despite the price declines, suggesting a potential market turnaround in the near future. The July slump may therefore be a temporary adjustment influenced by summer holidays and market rhythms rather than a permanent downward trend.

This cooling in the condominium sector occurred alongside a heterogeneous market reaction, with villa prices advancing and reports of sustained demand from buyers.
